WINDOWS

a tenants guide

Reflection

All windows in the building are thermally broken aluminium with double glazing.  Some windows are inward opening and some are outward.  All windows have an inhibitor on them to stop them opening fully - this is for the safety of the residents and should not be tampered with.

Please ensure you read the section on condensation and ventilation as this is vitally important for your health and the maintenance of the apartment.  Damage caused by condensation and mould where the rooms exhibit high humidity will be chargeable and deducted from your deposit.

WINDOWS

TILT AND TURN

Some windows have a tilt and turn function, these are identified by the larger rounded handles.  Turn the handle 90 degrees up for the Tilt action, this Tilts the top of the window inwards and assists ventilation.  Before changing to the Turn operation, you must ALWAYS close the window into the horizontal position before turning the handle again.  Turn the handle 90 degrees down for the Turn operation which will open the window from the side hinges inwards.

You must always close between operations, damage caused by misuse is chargeable.

OUTWARD

Outward opening windows are fitted with inhibitors for safety.  These will open from the side only, outwards.

CONDENSATION AND VENTILATION

When living in an apartment, ventilation is vitally important.  Unlike a house where you are constantly opening front and back doors immediately to the outside allowing natural ventilation, this does not happen in an apartment.  Because of this, you must ventilate regularly and thoroughly, especially when drying clothes, cooking and bathing/showering.  Humidity naturally builds up during occupancy and if allowed to build up it can cause condensation, mould and bad health.  Should you see any condensation or mould, then you are not ventilating the apartment enough and you should take immediate steps.

  1.  Clean away any mould or condensation to stop further build up.

  2. Open the windows to allow the water vapour (invisible to the eye) causing the high humidity to escape.

  3. Never air dry clothes without the windows open as this leads to high humidity.

  4. Ensure all extractor fans in the apartment are functioning and use when appropriate.

  5. Open the trickle vents located above the widows.

  6. Open windows on a regular basis every day to ensure good airflow, quality air inside and reduce chances of high humidity.
