LANDLORD AND TENANT

RESPONSIBILITIES

It is the landlords responsibility to supply you with a fully functioning apartment.  It is the tenants responsibility to keep the apartment clean and in good working order and to report all damage/faults.  Maintenance takes place regularly at Imperial House, whether it is internal communal repairs, external works or maintenance within the apartments.  Reported issues will normally be attended to within 7 working days, we will assume that you permit maintenance to enter your flat in your absence unless otherwise specified - please note that it may delay our response time if we are limited to only attending when you are there.

CHARGES

Your rental agreement covers you for maintenance that is not your responsibility, but some things will be chargeable if they are down to misuse or tenant responsibility.  If maintenance is carried out that is chargeable, NEL will issue you with a bill to be paid within 28 days of issue.  Please ensure that this is paid within the time frame, unpaid bills will trigger an automatic inspection of the property and no further maintenance until settled.

FINES

Should an appliance that is supplied by the landlord become faulty, you should notify us immediately.  Faults caused by accidental damage or misuse will be chargeable.  For example, if the fault is down to a broken part inside that is due to wear and tear, this would be fixed within the terms of your rental agreement.  Should it be due to misuse, ie, blockage due to items found in the washing machine (coins, hairclips, etc) or the fridge freezer is defrosting due to being pushed inwards, this would be chargeable.  

Maintenance is often called due to blockages - these are mostly chargeable as it is items being put into the drainage system that should not be.  Please refer to the Anglian Water site for clear guidance on what should not be disposed of down the drains. 

Consumables are items that perish, such as light bulbs, filters and batteries.  These are all the tenants responsibility - however, you can book maintenance to carry out the works if you are unable to carry out yourself.  This would be at our standard call out charge plus cost of item.  

There is an extensive list of reasons for maintenance calls.  Examples of what would be covered are:

Blown glazed units (where the seals have perished on the glass unit)

Appliance break down due to age, wear and tear

Extractor fan break down due to age, wear and tear

Socket units protruding from wall

Heater break down due to age, wear and tear

Living in an apartment block means being considerate of your neighbours and responsible for your actions.  Fines may be issued for not correctly disposing of waste, excessive noise and late night parties, smoking within the building (this INCLUDES vaping of any kind) and damage caused to communal areas.
