BATHROOM
a tenants guide
You will have either a bathroom or a shower room. You are responsible for keeping them cleaned and free of any soap scum or limescale build up. Any cleaning due to this will be deductible from your deposit.
At the top of the door to your bathroom is the fused switches, these operate your electric towel rail and extractor fan. The extractor fan should be on at all times when using the shower or bath, this cuts down the humidity and stops condensation build up which can cause mould and other detrimental damage.

You have an electric towel rail in your bathroom for the purpose of heating the room and your towels. You can turn this off if you wish to save energy.
SHOWER
The shower taps are thermostatically controlled. The on and off function is to one side and the temperature control is to the other side, with a control button. The control button prevents you from turning it getting too hot, to change the temperature you should hold this button in whilst turning. Limescale build up can hinder the operation of the controls and it MUST be cleaned regularly.
The shower head can also clog with limescale and you must clean this regularly to avoid build up.
CUBICLE/BATH
The shower cubicle or bath must be cleaned regularly and thoroughly to avoid soap scum and limescale build up. Any damage caused by this, or cleaning on exit, will be deductible from your deposit.
Please always check the drain and keep free of solid items; razor covers and such like should not be allowed to get into the drainage system as this will clog and cause blockages. Any maintenance to blocked drains where items are found to be clogging the drainage will be fully chargeable.
Please always check the sealants around your shower, the nature of these sealants is that they perish over time and when they do, water can leak below the shower tray if your drain is blocked and the water fills your shower tray. If the water rises in the shower tray due to blockages, these leakages can go into the apartments below you - or into the cavity below the building if you are on the ground floor. Should maintenance be called due to leakages in the apartment below, these are classed as an 'emergency' and maintenance will access your apartment in the event of you not being there to rectify immediately. Equally, you must never allow the bath to overfill.
For this reason, we strongly recommend that you ensure no items are allowed down the shower drain, keep clear of hair and clean regularly by removing the trap entirely and cleaning thoroughly.
SINK AND TAPS
The sink should be kept clean at all times, along with the taps, in order to avoid soap scum and limescale build up. This is the tenant responsibility and any damage or cleaning required upon exit will be deductible from your deposit, therefore, we would recommend that you regularly clean them.
TOILET
The toilet should be kept clean at all time and free of any limescale build up. This is the tenant responsibility and any damage or cleaning required upon exit will be deductible from your deposit, therefore, we would recommend that you regularly clean thoroughly.
You must not dispose of items down the toilet, nappies, sanitary products and food waste must NOT be placed down the toilet - these should be bagged and disposed of responsibly using the communal bins. Any blockages due to items being disposed of will be chargeable at a premium due to the nature of the maintenance.
