Some Frequently Asked Questions

CAN I HAVE PETS IN MY APARTMENT?

No.  There are many reasons why it is unsuitable to keep pets in the building.  However, the apartments are owned with a leasehold agreement, the leasehold agreement strictly stipulates that no pets are allowed and this must be adhered to.

WHAT IS THE CORRECT POSTCODE?

Historically, there have been 2 postcodes for the building which can cause confusion.  However, the up to date postcode and one that is registered for the building is NR1 1BZ.

I'VE JUST MOVED IN, WHAT DO I DO?

Check you have been provided with all relevant paperwork, the AST, how to rent guide and payment details.  You should check your inventory against your apartment to ensure all details are correct; if there is any wear and tear this should be detailed on the inventory.  You are responsible for all utilities into your apartment and should register with the local council for council tax - even if you are eligible for exemption; you should then ensure you are registered with an electric provider (most apartments are with EON, but you can change provider) and with Anglian Water.  You can find out if you need a TV licence by checking on line.

I HEARD ABOUT PLANS FOR 'THE BLOCK' - WHAT IS THIS?

There were plans submitted for an entertainment block to be built behind Imperial House - the land behind the car park.  Whilst planning permission was granted, they seem to have reached an impasse and there are currently no works taking place and none planned in the immediate future. 

WHAT ARE THE DIFFERENT COLOURED BINS FOR?

The bins are emptied fortnightly, with blue bins one week and black bins the next.  This is usually a Wednesday unless following a bank holiday.  The BLACK bins are for general waste and the BLUE bins are for recycling.  Food should be disposed of in the black bins, it must be bagged and disposed of responsibly in order to avoid attracting vermin. 

I HAVE AN ENGINEER WHO NEEDS ACCESS TO SERVICE CUPBOARDS - WHAT DO I DO?

Some engineers may require access to the service cupboards, this would be for either telecoms or electric provision.  Provided this is during normal working hours, the engineer can contact Abbot Fox to let them know when they are arriving who will then arrange to allow them access.

WHEN ARE THE WINDOWS CLEANED ON THE OUTSIDE?

Cleaning the external of the windows takes place annually, normally in Spring.  This is organised by the building management team and requires a speciality company to conduct cleaning at all levels.  A poster will be put in the foyer giving 2 weeks notice for the day it will take place, as all windows should be closed for this.  The cleaners are unable to clean windows that are left open.

I HAVE MAIL ARRIVING FOR PREVIOUS TENANTS, WHAT DO I DO?

Unfortunately, this is common and we do apologise for any inconvenience.  Please do not place the mail on top of the mail boxes as this causes a fire risk.  Unwanted mail to your mail box can be binned - it is the previous tenants responsibility to have mail redirected, therefore, any mail received is classed as unwanted and may be binned.  Please note though, mail for THE OCCUPIER is YOU and you should open it.  Mail to THE OWNER is NEL Ltd and can be placed in the bottom right mail box labelled NEL.

MY SMOKE ALARM IS MAKING A NOISE - WHAT DO I DO?

The smoke alarms in apartments are centrally wired but they also have a back up battery.  Over time, the back up battery naturally wears out - as consumables, these are the responsibility of the tenant and should be replaced by the tenant following instructions HERE.  You will know when the battery needs changing as it will start to beep with long gaps
